There are many different adjectives used to describe lenders in our industry. Two such adjectives are ‘nimble’ and ‘agile’. We would say that both apply to Actium Partners. We would also say that both qualities make a lender a strong asset to you.

The clients we serve here in Salt Lake City and throughout Utah do not come to us out of desperation. They choose hard money and bridge loans because alternative funding meets their needs better than traditional funding. And they choose Actium Partners because we give them the service they want and expect. To us, two important aspects of that service are being nimble and agile.

A Nimble Lender

The Merriam-Webster online dictionary defines nimble as “quick and light in motion” and “marked by quick, alert, clever conception.” Combine the two definitions and it is easy to see that a nimble lender is one that is fast and resourceful. We consider ourselves nimble.

We are able to approve and fund loans very quickly. While a few days is the norm for us, we have been known to fund in as little as 24 hours, when necessary. Our application, approval, and underwriting processes are simple and efficient. We keep everything in-house as well, which makes the process even faster.

In terms of being resourceful, we have been at this long enough to know that there are always ways to get things done. If there is any way we can possibly make it happen for you, we will. That might mean getting on a plane and traveling across the state to look at a piece of property on a Friday afternoon. We have done it before. It might mean taking a good look at a piece of collateral other lenders will not touch. We’ve done that, too.

An Agile Lender

Being nimble is only half the equation. The other half is agility. Once again, the Merriam-Webster online dictionary defines agile as “marked by ready ability to move with quick easy grace” and “having a quick resourceful and adaptable character.”

The second part of the Merriam-Webster definition lines up quite well with being nimble. It is the first part that stands out: being ready and able to move. That’s what sets hard money lenders apart from traditional lending. We are ready to move at a moment’s notice.

This particular quality is especially important to our clients. Many of them come to us with time-sensitive needs. They don’t have months to wait for approval and funding. In one case in particular, we were contacted on a Friday by a client who needed funding first thing Monday morning. We made it happen.

There Is Value in Time

There is a saying in the business world that time is money. We don’t disagree. But as hard money lenders, we also know there is time value in money itself. Simply put, having access to quick and nimble funding has value to our clients. That value is multifaceted.

Fast and resourceful funding has value in the sense that it gives our clients confidence to go about their business knowing that they have a lender they can count on. It has value in the sense that it helps our clients meet their financial goals.
